Hudson Valley Property Group is focused on the acquisition of existing and occupied multi-family residential property and we currently have holdings of ~4,100 units across 28 properties in NJ, NY, MD, and FL with another 1,200 units in contract throughout the east coast.

Job Description

Hudson Valley Property Group seeks a Project Manager (PM) whose role would be focused on the oversight of the renovation and rehabilitation of our projects within our fast-paced and growing company. It is imperative that the candidate have previous experience working in architecture or construction (or a construction-related field). 

The PM is expected to support the development staff and principals of Hudson Valley Property Group by assisting in the physical evaluation of potential acquisitions, assist in the selection of professionals and vendors for the renovation project, reviewing of third party reports, providing oversight during the pre-development process and assist in the internal monitoring during the active rehabilitation.  The Project Manager will be intimately involved with all physical aspects of the project throughout the full project lifecycle (Pre Dev -> Dev -> Const Completion).  This person is responsible for communicating with the internal team (acquisition and asset mgmt.), extended team (architect/engineer/consultants, energy providers/etc), as well as our partners (lender/investor/agency) throughout the project, ensuring that the project is completed on time and within budget. 

The appropriate candidate will have excellent organizational and communication skills and be proactive in suggesting and implementing processes to increase company efficiency as the PM will also be tasked with administrative and analytical tasks. The job will be based in NY/NJ and require some travel and the Associate will report directly to a Principal of Hudson Valley Property Group.

Because Hudson Valley Property Group is a young and growing firm, the PM will have the opportunity to influence the operations and culture of the company in a significant way through the creation and implementation of best practices through which our renovation projects operate.

Responsibilities

Specific duties are expected to include, but not be limited to performing, or assisting others with the performance of, the following:

  • Assist in preparing preliminary scope and budgets for potential rehabilitation projects.
  • Plan of Action preparation for potential acquisitions, pre-development projects, and active rehabilitation projects.
  • Assisting in architect, engineer, energy consultant, surveyor and contractor selection.
  • Detailed review and analysis of the construction scope for various contemplated projects
  • Assist in the creation and oversight of an investigative scope of work, assist in the planning and design of services related to tenant improvement, capital improvement, and other construction projects, and administration of contracts for performance of such work.
  • Coordination and collaborative development of scopes, budgets and schedules for construction projects with others within the company including acquisition/asset management analysts/associates and property management/operations staff.
  • Coordination of project/property information with relevant internal and external parties.
  • Attendance at on site project meetings before and during the renovation process.
  • Continuous monitoring of construction schedules and budgets of active projects.
  • Interact/collaborate with construction management and project accountant in the review of Pay Applications, Change Orders, and Overall Construction Budget along with the potential implications to the Project Schedule.
  • Oversight of project team including the architect and general contractor during the renovation process as well as the site team (tenant liaison).

Skills and Experience

You’re a team player and are excited about the work we are doing. You’re very organized, if not meticulous, and work well in an entrepreneurial environment.  You are comfortable speaking up and being “the person” people look to for a decision. You are a strong communicator, and comfortable speaking regularly and giving direction to external parties that work with and for HVPG.

 Candidates for the position should possess

  • Bachelors degree and have demonstrated a high level of achievement from a program in architecture, engineering, construction/project management, or similar majors
  • 5 – 7 years of experience in planning, design, construction or project management fields. 
  • Experience with occupied rehabilitations and/or demonstrated interest in multifamily real estate is a strong plus.
  • Strong written and oral communication skills and have a proactive, self-starting personality. 
  • Demonstrated experience and proficiency with project/construction scheduling software, job budgeting/costing software such as Procore and Excel are a strong plus.
  • Ability to work under pressure and on multiple projects simultaneously, prioritize deadlines and effectively manage workload
