Brisa Builders Development LLC and its affiliates have facilitated the acquisition and development of several large scale affordable housing developments in New York City that were financed with varied sources including tax-exempt “private activity” bonds from the New York City Housing Development Corporation, subordinate financing from the New York City Department of Housing Preservation and Development (“HPD”) subsidy programs  and both federal 9% and 4% tax credit allocations from New York City as well as financing programs through the State of New York.

EXPERIENCE:

The following are a list of Brisa’s new construction development projects that are currently under construction or in the pre-development stages:

  • Thomas and Lilly Keller Manor (TLK Manor), Bronx, NY - 83 Units - Brisa and affiliate’s role : Developer
  • Ebenezer Plaza, Brooklyn, NY - 530 Units - Brisa and affiliate’s roles: Co-developer/Construction Management
  • Bishop Philius and Helene Nicolas Senior Res., Brooklyn, NY - 89 Units - Brisa and affiliate’s role: Co-developer/Construction Management
  • Dr. and Lady Cockfield Senior Residences., Queens, NY - 83 Units - Brisa and affiliate’s role: Developer/Construction Management
  • Milton P. Browne Community Square, Queens, NY- 219 Units –  Brisa and affiliate’s role: Developer/ Construction Management
  • AWARDEE- HPD Brownsville RFP Site B, Glenmore Manor and B ’Ville Entrepreneurial HUB, Brooklyn, NY -233 Units- Brisa and affiliate’s role: Co- Developer/ Construction Management

Job Responsibilities

  1. Conduct financial modeling for all types of real estate transactions and identify potential sources of financing including pre-development loans, construction and permanent loans, tax-exempt bonds, IDA bonds and New Market Tax Credits.
  2. Connect the organization with expertise and resources from various Federal, State and City programs such as small business lending, creative place making, and economic development; New Markets Support Corporation; and other external consultants.
  3. Develop and manage relationships with local economic development partners including community -based organizations, other mission-driven developers, impact investors, financial institutions and local/state agencies in order to grow the organization’s pipeline of real estate projects that foster inclusive economic development. 
  4. Assess project feasibility, underwriting developing financing strategies, advising on the selection and coordination of third party consultants, and accessing financing via public subsidies and conventional sources. 
  5. Work under deadlines with cross-functional teams of partner developers, attorneys, governmental agencies, lenders, equity investors and title companies to structure and close development transactions.
  6. Prepare reports and findings for investors, funders and other stakeholders as needed.
  7. Demonstrate the  ability to manage multiple, complex transactions at various stages and coordinate with multiple internal and external parties to meet approval and closing deadlines
  8. Ability to work collaboratively with co-workers and representatives from the nonprofit, corporate, philanthropic and public sectors, and demonstrate flexibility and poise in dealing with a diverse range of individuals and organizations
  9. Entrepreneurial spirit and ability to work independently on multiple tasks and projects, set priorities for a challenging workload, and be a positive, solution-oriented professional
  10. Excellent writing, financial analysis and verbal communication skills required.  

Reports to the Managing Member of Brisa Builders Development LLC

Qualifications

  •  At least 3 years of experience community development or related field, with demonstrated experience in real estate development, particularly underwriting, deal structuring and financial analysis. 
  • Familiarity with the New York City area market, along with familiarity with City, State and Federal government financing programs available to support development projects.
  • Knowledge of financing products such as predevelopment, acquisition, construction, bridge and permanent loans; lines of credit; and tax credit equity.
