JOB SUMMARY:

The Director of Property Management is a member of the Senior Management Team working to strategize short‐range and long‐range organizational goals. Oversees and directs property management company operations of a current portfolio of 1,400 multi-family units within 45 scattered-site affordable and supportive housing projects in NY & PA. Heads planning for new real estate developments and lease-up; current pipeline is 200+ units to be placed online throughout 2018 and early 2019. Assists with growing organization’s market-rate and commercial endeavors that support neighborhood revitalization efforts, and preservation planning for older housing units.  Responsible for overall successful operations that meet or surpass industry standards and regulatory objectives. Ensures open lines of communication with related developer and construction company to review practices and processes for constant improvement. 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Responsible for the preparation of annual project budgets.
  • Analyzes monthly and quarterly performance and budget projections and compares to management plan and budget; adjusts strategies accordingly.
  • Prepares and implements management contracts and marketing plans; monitors all agreements and plans for effectiveness.
  • Ensures all compliance and regulatory requirements are met and exceeded.
  • Works closely with Development to establish budgets and management practices for new real estate developments.
  • Works closely with Construction to establish building turnover procedures and to interact on warranty items for new real estate developments.
  • Work closely with Controller to evaluate financial performance against benchmarks established by investors, lenders, and the buildings’ operating proformas.  
  • Sets performance goals by project, related to industry standards; monitors performance, adjust strategies as needed.
  • Continually enhances industry knowledge and expertise through real estate and property management publications, trainings and seminars.
  • Works with staff to ensure maximum use of property management software. 
  • Oversees growth and development for team and department staff.
  • Participates in the recruitment, interview, selection, and evaluation process for department staff.
  • Directly supervises and works closely with the regional and corporate team members to provide leadership for rental office staff and overall department. 
  • Oversees major decisions and assures that team members implement their portfolio objectives and work plans.
  • Conducts and/or facilitates regular training meetings with team. Evaluates and recommends additional trainings for staff as needed.
  • Promotes communication and collaborations between departments.  
  • Prepares and presents departmental reports relating to project performance, goals, standards, benchmarks, etc.
  • Works closely with board members; attends and presents at monthly board meetings.
  • Maintains good working relationship with community partners and housing service providers.
  • Attends industry association meetings, trainings, etc.
  • Sits on various committees pertinent to department and organization goals and standards.

EDUCATION, EXPERIENCE, CREDENTIALS AND LICENSES:

  • Bachelor’s degree in business, real estate development or related field preferred with sufficient experience to provide strong leadership in property management practices and techniques. Supervisory experience required. 
  • A minimum of 8-10 years equivalent level experience in managing a property management department or division strongly preferred.  
  • Prior experience working in affordable housing required.
  • Valid driver’s license with no restrictions required. Motor vehicle record must be acceptable to company selected insurance carrier.

SUPERVISORY FUNCTION:

  • This position supervises Regional Property Manager(s), Asset Manager(s), Compliance Manager(s), Facilities Manager(s) and Property Management Administrator.
  • Ability to work in an office environment sitting and working at a computer for large portions of the work day.
